oh and there's more....'tom' the plumber was to tell me that they would have to change the wooden structure, supporting that boiler....along with giving it a fresh coat of paint, according to 'specifications'....lol....what can they be up to?....anyway, so long as i get a new boiler and soon - i don't really care:
